Niguel Hills is a community in Laguna Niguel, California offering panoramic views of the city and ocean seen from almost every home.
Niguel Hills was one of the city’s first developments to be built. Homes were constructed between 1968 and 1974 during a time when land was not as expensive. Lots range from 7,000 to 12,000 square feet; smaller than today’s typical lot. Located along the rolling hills, this neighborhood has spectacular views. This community has no Mello-Roos or Home Owners Association dues which is rare in Laguna Niguel. Many homes have been renovated throughout the years.
The public school system is operated by the Capistrano Unified School District with highly ranked facilities. Classes are taught at Crown Valley Elementary, Niguel Hills Middle School, and Dana Hills High School. There are also several private schools in the city such as Grace Classical Academy, Beacon Hill KinderCare, Laguna Niguel Montessori Center, and Ocean View School. And there are several higher education facilities such as Saddleback College, Soka University of America, and California State University, Fullerton.
Niguel Hills is close to many beaches and golf courses as well as the Ritz Carlton and St. Regis. There are three local shopping centers: The Center at Rancho Niguel, Moulton Niguel Plaza, and Laguna Niguel Town Center which together feature over 100 stores, restaurants, and services.
Laguna Niguel is an affluent city that has been building homes since the late 1960s. It is popular for its low crime, great views, perfect location, and close proximity to the beach. There are many things to do in this area and points of interest include the Multiple Sports Plaza, the Laguna Niguel Skate Park, the Badlands Park, Aliso and Wood Community Park, and the Laguna Niguel Regional Park.
